What is an EICR (Electrical Certificate)?

An EICR checks the condition of the electrical wiring throughout your property and checks if an installation meets current safety standards – BS7671. Once the inspection is completed you are issued with an electrical certificate or an Electrical Installation Condition Report (EICR). This document will outline whether your installation is satisfactory, or whether any issues have been found.

What to Expect During the EICR Inspection

  1. Earthing and Bonding – the engineer will check that the pipework or exposed metallic parts are correctly earthed.

How often should I get an EICR?  

Landlords are actually legally required to provide an EICR for their rental properties every 5 to 6 years to stay compliant with rental regulations, while homeowners and businesses are encouraged to book an EICR every 5 to 10 years, just to make sure your environment stays safe and hazard free.  

What can I expect during an EICR inspection? 

An EICR inspection is usually fairly disruption-free and will cover things like your wiring, sockets, circuit breakers and other electrical installations though visual and functional tests. There are 4 types of classifications. They will either be deemed C1 (the presence danger), C2 (danger potential), C3 (improvements needed) or F1 (more investigation required).  

How long can I expect the EICR inspection to take? 

The size and complexity of the installation will determine how long the inspection will take, but usually it’s between 1 to 4 hours.  

What happens if my property fails the EICR inspection?
